			<content:encoded><![CDATA[<p></p><h2>In today&#8217;s crazy market of lower inventory, rising home prices, and multiple offers we are finding that it has become more difficult for users of <em>VA home loans</em> to get an offer accepted.</h2>
<p>What we regularly see is an uneducated listing agent who does not understand the <em><strong>VA home loan</strong></em> process.  This is one of the primary reason&#8217;s that we established this site. It&#8217;s intent is not only to educate the VA buyer but to also educate the community  of real estate agents who may need to overcome some preconceived notions regarding VA loans. I do expect to see more inventory it the market later this year which should help prices to stabilize and the market to become more centered. The result of this will be more opportunity for <em><strong>VA home loan</strong></em> users. Also, we have been able to help several people close homes while using the <em><strong>VA home loan</strong></em> this year so it can be done but you will need to be a bit patient.</p>

			<content:encoded><![CDATA[<p></p><h2>If you are in the market for a new home than you most likely know that finding a home is not the easiest thing to do right now. And when using a <em>VA Home Loan</em> it has become even a little more difficult.</h2>
<p>The inventory levels of active homes on the market are at records lows and with interest rates as low as they are we are seeing many people looking to purchase a home. Additionally we are hearing from many economists that we may have hit bottom for prices and in fact we are seeing price increases in many markets.</p>
<p>What has made it more difficult for users of <em><strong>VA Home Loans</strong></em> to get their offers accepted is the large number of conventional and all cash offers which are traditionally more attractive to seller&#8217;s. My recommendation if you are buying with a VA Home Loan is to be patient and do you homework on the home prior to scheduling a visit. When you work with us we always make sure that the home is a good candidate for a <em><strong>VA Home Loan</strong></em> even before we schedule an appointment to see it. This keeps you from wasting time and from falling in love with a home that is not a viable option.</p>

With the current market we are seeing multiple offers at many price points and in many area&#8217;s. If you are utilizing a <em>VA loan to buy a Bay Area home</em> you will need to show patience.</h2>
<p>In many cases we are seeing people, who would like to use the VA home loan benefit to purchase a Bay Area home, become frustrated and discouraged because they keep getting beat out in multiple offer situations. What you need to realize is that from a seller&#8217;s perspective they are looking at all offers with the filter of likelyhood to close escrow and net profit. In a multiple offer situation where some offers are all cash buyers can offer higher than the home will appraise because there is no loan contingency. With a <em><strong>VA loan</strong></em> the bank will only loan on homes that appraise. Also, with the <em><strong>VA home loan</strong></em> the seller is responsible for making sure that the home is in good condition. With offers that are all cash or conventional the home condition criteria does not apply.</p>
<p>My message is to not get discouraged but to be patient. We have been able to help many buyers who have used a <em><strong>VA Home Loan to buy Bay Area Real Estate</strong></em> actually buy. Even in today&#8217;s market!</p>

This has had a definite effect on those wanting to acquire <em>Bay Area Real Estate</em> with a <em>VA Loan</em>.</h2>
<p>What we know is that at the lower price points the market has shifted and we regularly see bidding wars with escalating prices. My recommendation to you who are buying with the use of a <em><strong>VA loan</strong></em> is to be aligning yourself with an agent and lender who know what you can and can&#8217;t do in order to make your offer more appealing. Buying <em><strong>Bay Area Real Estate</strong></em> while using a <em><strong>VA loan</strong></em> will take more work on your agent and lender&#8217;s part however a well crafted offer along with our ability to communicate with listing agents will go a long way in helping to secure the property. Unfortunately we cant win them all. There are cases where offers come in at &#8220;All Cash&#8221; with no contingencies. These are the most attractive offers to sellers because the risk of escrow falling out is slim. However, we have been able to secure homes in the Bay Area with <em><strong>VA loans</strong></em> that had multiple offers on them.</p>
